5. Data Retention

We retain personal data for as long as necessary to provide our services and comply with legal obligations. AML and transaction records are retained for 6 years post-completion in accordance with the Money Laundering Regulations 2017. You may request erasure of your data subject to our legal retention obligations.

6. Data Storage and Security

All data is stored on AWS infrastructure in the eu-west-2 (London) region, ensuring UK data residency. We apply encryption at rest and in transit, access controls, and regular security reviews. We are registered with the Information Commissioner's Office (ICO).

7. Third-Party Sharing

We share your data only where necessary with:

  • Solicitors, surveyors, and lenders involved in your transaction (with your consent)
  • Identity verification providers (Onfido or equivalent) for KYC purposes
  • Payment processors (Stripe) for billing and payouts
  • AWS for cloud infrastructure and document storage
  • Regulatory bodies where legally required

We do not sell your personal data to third parties.

8. Your Rights

Under UK GDPR, you have the right to: access your data, correct inaccurate data, request erasure (subject to legal obligations), object to processing, data portability, and to withdraw consent. To exercise any of these rights, contact admin@homeasy.co.uk.

By accessing or using the Homeasy platform, you agree to be bound by these Terms of Use. If you do not agree, please do not use the platform. These terms apply to all users including buyers, sellers, solicitors, surveyors, lenders, brokers, and contractors.

1. About Homeasy

Homeasy Ltd operates a property transaction marketplace and facilitation platform. Homeasy is not a solicitor, mortgage adviser, lender, surveyor, or estate agent. We connect parties and facilitate transactions but do not provide legal, financial, or professional advice.

2. Eligibility

You must be at least 18 years of age and a UK resident to use the platform. Professionals (solicitors, surveyors) must hold valid SRA or RICS registration respectively. By registering, you confirm you meet these requirements.

3. Platform Use

You agree to:

  • Provide accurate and complete information when registering and during transactions
  • Keep your account credentials secure and not share them with third parties
  • Use the platform only for lawful purposes related to UK property transactions
  • Not attempt to reverse-engineer, scrape, or misuse any part of the platform
  • Notify us immediately of any unauthorised access to your account

4. Professional Services

Solicitors and surveyors on the platform operate independently and are regulated by the SRA and RICS respectively. Homeasy is a marketplace facilitator and does not supervise, endorse, or guarantee the advice or services of any professional on the platform. Any legal advice or professional services are provided directly by the relevant regulated professional.

5. Mortgage Comparison

Mortgage comparison information on the platform is provided for indicative purposes only and does not constitute financial advice. Homeasy operates under an FCA Appointed Representative arrangement for regulated mortgage referral activities. You should seek independent financial advice before making any mortgage commitment.

6. Intellectual Property

All content, software, trademarks, and materials on the Homeasy platform are owned by or licensed to Homeasy Ltd. You may not reproduce, distribute, or create derivative works without our express written consent. The Homeasy name and logo are registered trademarks.

7. Limitation of Liability

To the maximum extent permitted by law, Homeasy Ltd shall not be liable for any indirect, incidental, or consequential loss arising from your use of the platform. We do not guarantee uninterrupted or error-free service. Our total liability to you shall not exceed the fees paid by you to Homeasy in the 12 months preceding the claim.

8. Termination

We reserve the right to suspend or terminate accounts that violate these terms, engage in fraudulent activity, or breach applicable laws or professional regulations. You may close your account at any time by contacting admin@homeasy.co.uk.

9. Governing Law

These terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.

Anti-Money Laundering (AML)

Homeasy operates as a property marketplace and is subject to the Money Laundering, Terrorist Financing and Transfer of Funds (Information on the Payer) Regulations 2017. We conduct identity verification (KYC) on all users via regulated third-party providers and maintain records in accordance with our legal obligations. Suspicious activity is reported to the National Crime Agency (NCA) where required.

Financial Services (FCA)

Homeasy Ltd operates under an FCA Appointed Representative arrangement for regulated mortgage referral activities. Mortgage comparison information provided on the platform is for indicative purposes only and does not constitute financial advice. Homeasy does not hold its own FCA authorisation for advising on or arranging regulated mortgage contracts — this is provided through our principal firm relationship. For regulated mortgage advice, you should seek guidance from a qualified mortgage adviser.

Legal Services (SRA)

Homeasy is a technology platform and marketplace facilitator and is not a regulated law firm. Homeasy does not provide legal advice. All legal services on the platform are provided by independently regulated solicitor firms authorised and regulated by the Solicitors Regulation Authority (SRA). Homeasy does not supervise or take responsibility for legal advice given by solicitors on the platform.

Surveying (RICS)

Surveyors listed on the Homeasy platform are verified as members of the Royal Institution of Chartered Surveyors (RICS). Survey reports are prepared and owned by the relevant RICS-qualified professional. Homeasy does not endorse or guarantee the accuracy of survey reports.

Consumer Protection

We are committed to fair and transparent practices in accordance with the Consumer Rights Act 2015 and the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013. Our platform fees and professional service fees are clearly disclosed before any commitment is made.

Complaints

If you have a complaint about our platform or services, please contact us in the first instance at admin@homeasy.co.uk. We will acknowledge your complaint within 5 business days and aim to resolve it within 28 days. If your complaint relates to a regulated professional on the platform, you may also contact the relevant regulatory body (SRA, RICS, or FCA) directly.
